Commercial doors are not oversized residential doors. They run 50 to 200 cycles per day, take impacts from forklifts and delivery trucks, and operate in environments full of dust, chemicals, and temperature extremes. When one goes down, your business stops — trucks cannot load, bays cannot open, employees cannot work.
We service commercial doors across Central Oregon — Bend, Redmond, Prineville, and everywhere in between. Here is what makes commercial service different from residential.
Types of Commercial Doors We Service
Sectional Steel Overhead Doors
The most common commercial door type. Insulated or non-insulated steel panels on a track system. Used in auto shops, warehouses, and commercial garages. We install and repair all sizes up to 24 feet wide and 16 feet tall.
Rolling Steel Doors
Coil-up doors made from interlocking steel slats. Common on loading docks, storage facilities, and retail storefronts. These doors take serious abuse and need specialized curtain replacement when slats get damaged.
High-Speed Doors
Fast-cycling fabric or rubber doors used in temperature-controlled environments, clean rooms, and high-traffic warehouse openings. These doors cycle in seconds rather than minutes.
Fire-Rated Doors
Code-required doors that close automatically during a fire alarm. Annual inspection and testing is mandatory. We provide fire door drop testing and certification.
Why Commercial Doors Fail Faster
A residential door cycles 4 times a day — about 1,500 times per year. A commercial door in a busy auto shop cycles 50+ times per day — over 18,000 times per year. That is 12 times the wear.
Standard residential springs rated for 10,000 cycles last 7 years in a home. In a commercial application, those same springs would fail in 6 months. That is why we install commercial-grade springs rated for 50,000 to 100,000 cycles on every commercial job.
Add impacts from forklifts and delivery trucks, exposure to road salt in winter, and Central Oregon's volcanic dust that grinds into every moving part — commercial doors in our area need serious hardware and regular maintenance.
Maintenance Contracts
Downtime costs money. A door stuck open means trucks cannot load. A door stuck closed means employees cannot access the building. The cost of a single emergency repair — including lost productivity — typically exceeds an entire year of preventive maintenance.
Our maintenance contracts include:
- Scheduled inspections — monthly, quarterly, or semi-annually based on your usage
- Complete lubrication with commercial-grade lubricant rated for heavy use
- Spring tension checks and adjustment
- Track alignment verification
- Safety system testing including photo-eyes and auto-reverse
- Hardware tightening — commercial doors vibrate hardware loose faster
- Written condition report after each visit with photos
- Priority scheduling for emergencies — you go to the front of the line
- Discounted parts when replacement is needed
Most of our commercial clients are on quarterly plans. High-use facilities (auto shops, storage facilities) are on monthly plans.
