Carriage house in dark finishes dominates Broken Top. Black, dark walnut, iron ore — the mountain lodge aesthetic. CHI 5283 overlay is the standard here. Steel core, wood-grain overlay that looks like real walnut from ten feet away. HOA loves them.
Real cedar still has its fans, especially on the custom builds. Beautiful — nothing matches it. But I am always honest about the maintenance. In Bend, at this elevation, you are refinishing every 2-3 years. UV eats finishes for breakfast up here.
Three-car garages are common in both neighborhoods, which means oversized doors and heavier hardware. We use commercial-grade springs and wall-mount openers for the big openings. Saves ceiling space and handles the weight better than a standard rail-mount.
The Wind Factor on Awbrey Butte
Awbrey Butte gets hammered by wind. Homes facing west and north take the worst of it — sustained gusts of 40-50 mph are not unusual in winter. That wind pushes on a garage door and stresses everything: tracks, springs, opener motor, panels.
