For rental properties that get heavy use (4-6 guests per month, each opening the door 3-4 times a day), I recommend upgrading to commercial-grade springs rated for 25,000+ cycles. Standard springs in a high-use rental might only last 3-4 years. The upgrade costs maybe $100 more and roughly doubles the lifespan.

Sunriver-Specific Garage Door Challenges
The Vacation Home Problem
Most Sunriver garage door emergencies start the same way: the owner arrives for a weekend and the door won't open. The spring broke weeks ago, nobody noticed, and now they're standing in the driveway with a car full of gear and no way into the garage. We get this call every single weekend during ski season.
The fix: if you have a property manager, add "test garage door" to their monthly checklist. It takes 10 seconds — push the button, watch it go up and down. If it's slow, noisy, or doesn't close all the way, call us before it fails completely.
Extreme Cold
Sunriver regularly hits -20°F in January. At those temperatures, standard lubricant is solid, rubber seals are rigid and brittle, and metal springs are under maximum stress. We use synthetic cold-rated lubricants and install galvanized springs specifically because Sunriver's cold exposure is more extreme than Bend proper. If your door groans or jerks on cold mornings, the lubricant has solidified — a tune-up with proper cold-rated lube fixes it.
Snow Load
Sunriver averages 35+ inches of snow per year. Snow accumulates against garage doors, melts during the day, and refreezes at night. This freeze-thaw cycle destroys bottom seals — the seal bonds to ice, the door opens and rips it. Threshold seals mounted to the floor are the best defense. They create a physical barrier that keeps snow melt from reaching the door seal.
Wildlife
Sunriver's forest setting means mice, squirrels, and chipmunks look for warm shelter — and a garage with a gap under the door is an invitation. We see chewed wiring on openers, nests in the spring housing, and rodent damage to weather seals regularly. Proper sealing eliminates 90% of wildlife intrusion.
