I probably do more work in NW Crossing than any other neighborhood in Bend. Not because the doors are bad — the homes are well-built — but because the neighborhood hit that sweet spot where the original doors are now 10 to 20 years old and things are starting to wear out.

Springs mostly. The original builders put in standard 10,000-cycle springs and basic steel doors. Those springs are at the end of their life now, and I get two or three calls a month from NW Crossing alone.

What Works in NW Crossing

The HOA here leans craftsman and cottage — earth tones, carriage house styles, nothing too flashy. Which actually makes my job easier because the doors I recommend most often are exactly what the architectural committee wants to see.

CHI 5200 Overlay Carriage House is my go-to for this neighborhood. Steel core, wood-grain overlay, R-16 insulation. Comes in walnut, cedar, mahogany finishes. Every single one I've installed here has sailed through HOA review.

Clopay Canyon Ridge is the other popular option. Composite overlay on a steel frame. Slightly different look — a little more refined, a little less rustic. Works great on the newer builds on the west side of the neighborhood.

Almost every garage in NW Crossing is attached, which means insulation matters more than people think. An uninsulated door on an attached garage is basically a giant cold spot that makes your furnace work overtime from November through March. R-16 minimum. Seriously.

The Spring Situation

If your home was built between 2005 and 2015 — which is most of NW Crossing — your springs are either already done or close to it. Standard springs last about 10,000 cycles, which works out to 7-10 years of normal use. In Bend's cold climate, knock 2-3 years off that.

I always replace both springs at the same time. Even if only one broke, the other one has the same miles on it. Saves you from calling me again in three months.

We use 20,000-cycle galvanized springs as standard. Most companies install 10,000-cycle. Ours last roughly twice as long, and the cost difference is minimal.

If you're in NW Crossing and your door is feeling heavy, moving slower, or making noise it didn't used to make — those are the warning signs. Better to replace springs proactively than deal with the bang at 6am.

If your existing door is a single-layer steel panel, upgrading to an insulated door is one of the best ROI home improvements you can make.

Snow and Ice

NW Crossing's west-facing orientation catches heavy snowfall from the Cascades. Snow drifts against garage doors, melt refreezes overnight, and by morning the seal is bonded to the concrete. We install threshold seals on NW Crossing homes to prevent snow melt from creeping under, and we use bottom seals rated for freeze-thaw that won't tear when you open the door on a cold morning.
